What does a party wall surveyor do?

A party wall surveyor administers the Party Wall etc. Act 1996 - the law that applies when building work affects a wall, boundary or structure you share with a neighbour. They serve or respond to notices, prepare a schedule of condition of the neighbouring property, and draw up the party wall award: the legal document that sets out how and when the work can proceed.

Surveyors can act for the building owner (the person doing the work), the adjoining owner (the neighbour), or both sides as an 'agreed surveyor' - often the quickest and most affordable route when both parties are comfortable with it.

When do you need one?

You'll usually need a party wall surveyor if your project involves:

  • Cutting into or building on a shared (party) wall - loft conversions, chimney breast removal, inserting beams
  • Building a new wall at or astride the boundary line
  • Excavating within 3 metres of a neighbour's building and deeper than their foundations (6 metres for angled excavations) - common with extensions and basements
  • Underpinning, thickening or raising a party wall
  • Any work on a shared garden or boundary wall

What does it cost?

For a straightforward domestic project where both owners appoint one 'agreed surveyor', expect roughly £700-£1,200 including the award. Where each owner appoints their own surveyor, the building owner normally pays both sets of fees - typically £1,500-£3,000 in total. Complex jobs (basements, multiple adjoining owners) cost more.

Do I legally have to serve a party wall notice?

Yes - if your work falls under the Party Wall etc. Act 1996, you must serve notice on affected neighbours before starting. Skipping it risks an injunction stopping your build and weakens your position in any dispute about damage.

What's the difference between an agreed surveyor and separate surveyors?

An agreed surveyor acts impartially for both owners - one fee, usually faster. If either owner prefers, each can appoint their own surveyor and the two agree the award between them. The building owner normally pays both fees.

My neighbour has served ME a notice. Do I pay for a surveyor?

Usually not. If you dissent to the notice and appoint a surveyor, the building owner (your neighbour doing the work) normally pays reasonable surveyor fees for the award.

How long does a party wall award take?

Once surveyors are appointed, a straightforward award typically takes 2-6 weeks. Notices themselves have statutory periods - one or two months depending on the type of work - so build the timeline into your project plan early.

What qualifications should a party wall surveyor have?

Can my builder or architect act as the surveyor?
