What's the difference between a conveyancer and a solicitor?

Licensed conveyancers specialise purely in property transactions; solicitors are qualified across wider areas of law and many also specialise in conveyancing. For a standard sale or purchase, both can act for you - what matters is their fee, service and speed.

What should a conveyancing quote include?

The firm's legal fee plus disbursements: searches, Land Registry fees, bank transfer fees and any leasehold charges. When you compare quotes through Homeply, check each is itemised so you're comparing like for like.

How long does conveyancing take?

If you're buying, as soon as your offer is accepted - having a firm ready keeps the early weeks moving. If you're selling, instructing when you list means the contract pack is ready the day you accept an offer.

My lender needs the firm on its panel. Does that matter?

If you're buying or remortgaging with a mortgage, the firm usually needs to be on your lender's panel to act for you. Most established firms are on the main panels - mention your lender when you enquire and confirm it when you compare quotes.
