Frequently asked questions
Do I need a Level 2 or Level 3 survey?
Level 2 suits conventional homes in reasonable condition. Level 3 is worth it for older, extended, unusual or visibly tired properties, because it examines the structure in far more detail. If you're unsure, describe the property when you enquire and ask the surveyors quoting.
When do I need a party wall surveyor?
When your works fall under the Party Wall Act - typically building on or near the boundary, cutting into a shared wall, or excavating within a few metres of a neighbour's structure. A party wall surveyor serves the notices and prepares the award that protects both sides.
How long does a survey take?
The visit itself is usually a few hours depending on the property and survey level. Most reports arrive within about a week of the inspection - ask each surveyor for their current turnaround when you compare quotes.
Are the surveyors qualified?
We check credentials and accreditations before any surveyor can receive enquiries through Homeply, and their qualifications appear on their profile.

Do I still need a survey if my lender is doing a valuation?
Yes - they do different jobs. The mortgage valuation protects the lender and can be brief or even desktop-only. A survey inspects the property for you: its condition, its defects and what they would cost to put right. When a survey uncovers problems, it's also your strongest evidence for renegotiating the price.
When should I book the survey?
As soon as your offer is accepted. Findings then arrive early enough to renegotiate or walk away before you've spent heavily on the legal work.
