How this estimate works

The ranges start from typical UK fees for each survey level, then adjust for the two things that most reliably move a surveyor's price: the size of the property (more rooms means more inspection time) and its value band (higher-value homes carry more professional liability and often more complexity).

A Level 2 Home Survey suits conventional homes in reasonable condition and reports on visible problems. A Level 3 Building Survey examines the structure in far more depth - it costs more because it takes substantially longer on site and in the report - and it's usually worth it on older, extended or visibly tired properties.

Is a mortgage valuation the same as a survey?
