What Homeply Verified means for mortgage brokers
We check each broker's FCA authorisation and permissions against the Financial Services Register using their firm reference number, confirm the firm's identity, and record the principal firm where a broker is an appointed representative. We re-check at expiry and at least once a year.
Homeply is not a mortgage broker and doesn't give mortgage advice. The brokers we introduce you to do, and the relationship is with them.
See the full standardHow mortgage brokers charge
Some brokers are free to you. Others charge. Knowing how each is paid makes them far easier to compare.
- 1
How the broker is paid - some are fee-free and earn commission from the lender, others charge a fixed fee or a percentage
- 2
The complexity of your case - self-employment, adverse credit or unusual properties take more work
- 3
How much of the market they search - whole-of-market brokers compare across lenders rather than one panel
- 4
Timescales. If you need an agreement in principle quickly, say so up front; most brokers can move fast
Ask every broker two things before you commit: how they are paid, and whether they search the whole market. Both answers must be given to you in writing.
Frequently asked questions
Do mortgage brokers charge a fee?
Some charge nothing and are paid commission by the lender; others charge a fee as well, typically fixed or a small percentage. Every broker must tell you clearly how they're paid before you commit - compare that alongside the advice on offer.
What does whole-of-market mean?
A whole-of-market broker can recommend products from across the lending market rather than a limited panel, which usually means more options - including deals not available direct from your bank.
Will speaking to a broker affect my credit score?
An initial conversation and an agreement in principle usually involve a soft check, which doesn't affect your score. A full application involves a hard check - your broker will tell you before that happens.
Are the brokers regulated?
Mortgage advice in the UK is regulated by the Financial Conduct Authority. Before a broker can receive enquiries we check their FCA authorisation and permissions against the Financial Services Register, and you can check any firm there yourself.
Is Homeply a mortgage broker?
No. Homeply is not a broker and doesn't give mortgage advice. We introduce you to FCA-authorised brokers who cover your area; the advice, and the relationship, is with them. No broker can pay for a better position in your matches, and their advice and charges are their own, agreed directly with you.
What happens after I enquire?
Your matched brokers get in touch directly to talk through your situation. There's no credit check to enquire and no obligation to go further with any of them.
Why use a broker rather than going straight to a lender?
A lender can only offer its own products. A broker can compare across many, handle the paperwork, and is often paid by the lender rather than by you. For anything unusual - self-employment, a small deposit or a tight timescale - that breadth is usually the difference.
