What is a Home Report?

If you're selling a home in Scotland, you need a Home Report before it goes on the market - it's a legal requirement, and buyers expect to see it before viewing. It has three parts: the Single Survey (a surveyor's assessment of condition and valuation), the Energy Report (the EPC with improvement recommendations), and the Property Questionnaire you complete as the seller.

The Single Survey and Energy Report must come from a RICS surveyor. Buyers, their solicitors and their lenders all rely on it, so a clear, well-prepared Home Report genuinely helps a sale move faster.

When do you need one?

The rules are specific to Scotland:

  • Before marketing any residential property for sale in Scotland - it must be available to buyers on request
  • It should be no more than 12 weeks old when the property goes on the market
  • If a sale drags on, buyers or lenders may ask for a refreshed report
  • New builds sold off-plan and a few other cases are exempt - your solicitor or surveyor will confirm

What does it cost?

A Home Report typically costs £585 to £820, priced mainly by the value of the home. That includes the Single Survey and Energy Report; the Property Questionnaire is yours to complete and costs nothing.

Is a Home Report legally required?

Yes, for almost every residential sale in Scotland - the property can't be marketed without one, and buyers are entitled to see it on request. A small number of exemptions exist, such as new builds sold off-plan; your solicitor or surveyor will confirm if one applies.

Who pays for the Home Report?

The seller commissions and pays for it before marketing. Buyers rely on it - and their lenders often use the Single Survey valuation - which is why it must come from a RICS surveyor.

How long is a Home Report valid?

It should be no more than 12 weeks old when the home goes on the market. There's no fixed expiry after that, but on a long sale buyers or lenders may ask for a refresh, which most surveyors offer at a reduced fee.

What if the valuation comes in lower than I hoped?
