A refurbishment survey answers "what will the builders hit?" - deliberately intrusive within the planned work areas, £300 to £800, and the one your contractor needs before touching a pre-2000 home. The choice isn't preference; it follows directly from whether work is planned.

The critical limitation runs one way: a management survey cannot clear a property for building work. It looked where normal life reaches - not inside the stud wall your builder is about to remove, or the floor void the new pipework crosses. Builders who accept a management survey as permission to strip out are gambling with their lungs and your programme.

Can one visit cover both surveys?

Yes - a management survey of the whole home with refurbishment-level intrusion over the planned work zones is a common hybrid, priced between the two. It suits buyers renovating immediately after completion.

My builder says he'll 'work around' anything suspicious - is that OK?

No - 'working around' unidentified materials is how disturbance happens, and contractors have their own legal duties not to expose workers. A builder relaxed about pre-2000 dust is telling you about their standards generally.

Does a refurbishment survey damage my house?

Within the work areas, yes - that's the job: voids opened, linings breached, materials sampled destructively. Since those areas are about to be refurbished anyway, the damage is academic; outside the work zones the surveyor doesn't intrude.

Is a demolition survey different again?
