What is an asbestos survey?
An asbestos survey identifies asbestos-containing materials in a property, assesses their condition, and tells you what to do about them. Homes built or refurbished before 2000 can contain asbestos in dozens of places - textured coatings, floor tiles, insulation boards, pipe lagging, garage roofs - and it's only a risk when disturbed, which is why knowing where it is matters.
There are two main types: a management survey, which locates materials so they can be safely managed day to day, and a refurbishment or demolition survey, which is more intrusive and required before building work. Samples are analysed by a UKAS-accredited laboratory, and the report maps what was found, its condition and the recommended action.

My home was built before 2000. Does it definitely contain asbestos?
Not definitely, but plausibly - asbestos was used in thousands of building products until the 1999 ban. The only way to know is testing; guessing in either direction is what causes problems, whether that's needless panic or a builder disturbing the real thing.
Do I need a survey before renovating?
If the property is pre-2000 and the work will disturb the building fabric, yes - a refurbishment survey of the work area protects you, your family and your contractors, and builders increasingly refuse to start without one.
Is asbestos dangerous if I just leave it alone?
